Forcadell and CBRE advise Regus in the rental of 3.800 sqm offices in Barcelona

Forcadell’s Office department and the consulting firm CBRE have advised the multinational company specialized in management of business centers in the lease of their new facilities in the Catalan capital.

The real estate consulting firms Forcadell and CBRE have advised Regus on the rental of their new 3.800 sqm premises located in an exclusive office building located on Gran Via de les Corts Catalanes, next to the Ferrocarriles de la Generalitat de Catalunya (FGC) Magòria-La Campana station. Regus, the world's largest supplier of customized work spaces, has carried out this transaction with the aim of establishing its third Service Center in these Barcelona offices: a space from which to manage their accounting department and give support to their marketing and sales areas.

The other 2 Service Centers of the multinational are located in Malaysia and the United States and, together with the one in Barcelona, will manage the more than 3.000 spaces that the company has distributed in 120 countries.

The office building - known as La Campana - is located in the district of Sants-Montjuïc, in the neighborhood of La Bordeta, at the entrance of Barcelona along Gran Via de les Corts Catalanes. Next to the building are the Ciutat de la Justícia, Plaça Europa (New Business Districts) and the BCN Fira District complex.Its glass facade gives the offices plenty of natural light and excellent panoramic views. The common areas, the façade and all its work spaces have been recently renovated, transforming it into a signature office building, with a functional and competitive style. Regus will start the activity of its new Service Center on the 6th floor of the building, with a surface area of 3.000 sqm, and an 800 sqm penthouse with a large terrace. At the closing of this transaction, there are still more than 2.500 sqm available for sale and rent inside the building.

La Bordeta is experiencing an increase in the urbanization process, especially in the area of the old Can Batlló factory. The rehabilitation and revitalization of the factory premises responds to different kinds of new demands of facilities, projects and initiatives: with more than 60.000 sqm of green space, the new headquarters of the Escola de Mitjans Audiovisuals (EMAV), the Arxiu Municipal of the city of Barcelona (currently spread over 21 different centers), more than 11.000 sqm of sports facilities, the Coópolis BCN project - a metropolitan hub for the promotion of social and solidarity economy- and more than 500 officially protected housing, among others.

This transformation will not only benefit the neighborhood, its commercial and business fabric, but will also bring a new space to the city of Barcelona. In the Office real estate market, the impact of the Can Batlló-Magòria area can provide new breathing space to the availability rate of Barcelona, which in the first semester of 2017 stood at 9.3%.
