The 2nd Crown leads the logistic sector in the second quarter of 2017

The 2nd crown is experiencing a surge in the second quarter of 2017, following the trend of these past years. According to the Logistic Report Q2 2017, the 2nd crown has been the zone in Catalonia with the highest volume of sqms in take-up and largest number of completed transactions.

The supply of logistic warehouses in Barcelona has decreased slightly another semester, a tendency which gives the 2nd crown the pole position in the logistic market in Catalonia. This zone, which has focused 70% of transactions of the sector in Catalonia, is defined by the Baix Llobregat, Alt Penedès, Vallès Oriental and Vallès Occidental and the Maresme.

In this Q2, only the 1st and the 2nd crown of Barcelona have registered transactions, with the 2nd crown in the first place in number of transactions. The Vallès Oriental and the Baix Llobregat head the list of locations with the highest number of transactions, followed by the Vallès Occidental and the Maresme. The take-up of 34.000 sqm by Amazon of a logistic space owned by Segro in Martorelles (Vallès Oriental) and 16.812 sqm rented by GV el Zamorano in Sant Esteve Sesreovires stand out as two of the most important operations, followed by the 14.000 sqm owned by the Clapé Group in Gavá, also in the Baix Llobregat.

The take-up of logistic warehouses has risen to 114.902 sqm in the 2nd quarter 2017, which amounts to a total for the semester of 238.846 sqm. This figure, 8,4 % less than in the same period of 2016, taking into account that in the Q2 last year, 63.000 sqm were exceptionally computed in the Amazon transaction in El Prat de Llobregat. Of all space taken-up, the 2nd crown has concentrated 78%, with more than 89.114 sqm, while the rest (25.796 sqm) have taken place in the 1st crown.

Addressing the yields of the different zones, the second crown offers higher rates, between 7 and 10%, while the 1st offers slightly less, a 6 to 9% rate. Facing the second half of 2017, the forecast is for a tendency of stabilisation in rent prices.
